Job Description

Longroad Energy is seeking a Land Acquisition Manager to provide comprehensive land acquisition support to the VP of Development, ERCOT.  In this position, the Land Acquisition Manager will acquire the land documents, mineral rights and other real estate interests necessary to complete the development of utility scale solar projects in Texas.  The Land Acquisition Manager will work with the entire Longroad development team to prospect for new solar sites including researching mineral rights, title issues, and other land issues that could affect the feasibility of development of utility scale solar projects.  The Land Acquisition Manager will lead negotiations with landowners to secure options to lease or acquire easements, purchase and sale agreements, surface use agreements, manage the preparation and approval of all real estate rights and title agreements needed to complete project financings.


  • Acquire land documents, mineral rights and other real estate interests necessary to complete the development of utility scale solar projects in Texas
  • Single point of accountability for land and lease issues associated with Texas solar project pipeline
  • Assist with new market and site analysis including investigation of land development criteria and land ownership
  • Assist with review, resolution, and reporting of title matters to support financing of projects, including mineral rights, title issues, liens, taxes, and other critical matters
  • Coordinate efforts among landowners, attorneys, surveyors, utilities, title companies, and other key project stakeholders
  • Assist with drafting, abstraction, and execution of agreements including purchase and lease agreements, amendments, easements, crossing agreements, estoppels, subordination agreements, affidavits, etc.
  • Assist in due diligence for new land acquisitions
  • Assist in preparing land project budgets and upkeep of other various spreadsheets and documents in connection with cost projections
  • Track and generate option payment spreadsheets
  • Establish network of colleagues, title companies, and brokers to be able to bring acquisition/divestiture opportunities as needed
  • Meet with engineers/planners/governmental agencies
  • Review subdivision/development agreement requirements as needed
  • Work closely with GIS staff to identify and establish relationships with potential landowners
  • Utilize geographic information to locate and track land development opportunities
  • Keep abreast of local market land transactions
  • Identify and secure best prices and terms on property that conforms to business plans and financial objectives
  • Negotiate land purchase contracts and review with outside law firm and in-house counsel
  • Review environmental mitigation requirements
  • Advise of any potential problems and offer suggestions for resolution
  • Perform other duties as assigned


  • Bachelor’s degree
  • Minimum of 3 years of real estate development or finance experience
  • Minimum of 3 years of land acquisition/divestiture and development experience
  • Strong land negotiation and contract skills
  • Experience working with and manipulating GIS databases a plus
  • Ability to read and understand legal documents and real estate contracts
  • Strong analytical and organizational skills with ability to read and analyze large amounts of project data
  • Highly proficient in MS Excel and MS Word, including use of advanced features
  • Excellent written and oral communication skills
  • Resourcefulness, with an eye for detail, and investigative skills are essential
  • Ability to anticipate possible obstacles and propose favorable solutions
  • Strong work ethic and commitment to implementation and execution
  • Self-motivated, possesses eagerness to learn and take initiative
  • Utility scale solar development experience preferred
  • Oil and Gas land acquisition experience preferred
  • Must be detailed and results oriented
